Affordable Housing
What is Affordable Housing?
Affordable housing is income-restricted housing units for rent or for sale. In most instances, affordable housing is restricted to households with earnings that must be at or below 80 percent of the area median household income (AMI) for the region where the housing is located. Some housing units are intended for lower-income households with earnings between 30 and 50 percent of AMI, while other units may be designated for very low-income households with earnings at or below 30 percent of AMI.
In Cherry Hill, there is an independent non-profit entity called Affordable Rental Housing at Tavistock "ARHAT" that owns and operates scattered sites throughout the community, which are rented to income-qualifying individuals and families. The Township provides administrative support to ARHAT. Click on the link in the left column to find out Information about ARHAT units.
There are also Moderate Price Housing 'MPH' units and 'R-5' units with Township-imposed deed restrictions that were created prior to the New Jersey State Supreme Court 'Mount Laurel II' ruling; the Township's Housing Coordinator reviews the sale of those dwelling units during the deed restriction period. Lastly, there is 'Mount Laurel housing' in the community, which refers to income-restricted housing built to comply with the 'Mount Laurel' rulings that New Jersey municipalities have a constitutional obligation to provide for their fair share of regional, affordable housing needs. Typically, there is a 20% set-aside for affordable units in new multi-family development for low and moderate-income households (known as inclusionary development). The number of affordable units may vary on a particular site, subject to court interpretation or a court order. AFFORDABLE RENTAL UNITS - SCATTERED SITES
Affordable Rental Housing at Tavistock (ARHAT)
ARHAT is a non-profit corporation that has a portfolio of affordable rental housing units that are rented to moderate-income households. Staff support is provided by the Cherry Hill Department of Community Development. Eligibility is based on meeting household income criteria. No units are currently available. However, preliminary applications can be submitted to join the waitlist, by completing the Application (PDF). - State Rental Assistance Program. The State of New Jersey Rental Assistance Program (SRAP) is a state funded program that provides housing subsidies on behalf of very low-income New Jersey residents, for decent, safe and sanitary housing. Persons applying must meet all applicable SRAP income and eligibility requirements. Households are selected through a lottery system to be added to the SRAP waiting list.
