Residential Resale Inspections

Overview

Cherry Hill homeowners are required to obtain a Certificate of Continued Occupancy prior to the resale of any single-family residential property in Cherry Hill. This requirement is part of Cherry Hill's comprehensive property maintenance plan, which aims to maintain and, where needed, improve the quality of neighborhoods.

Before any single-family home sale can proceed to closing, the home's exterior property areas must be inspected by Cherry Hill's Property Maintenance Officer, to ensure that these areas comply with the township's property maintenance standards. Some condominiums and townhomes are excluded from this requirement. You can view a list of properties that do not require CCO inspections (PDF).

Items to be inspected include: sidewalks, driveways, fences, trees, sanitation, grading and drainage, natural growth, exhaust vents, discharge of sump pumps, accessory structures and ground surface hazards (See specifics). Online Applications require office approval prior to payment. Upon office approval, you will receive an email from SDL Portal requesting payment. If you do not receive an email within 24 hours (excluding weekends and holidays), please check your junk/spam emails. If you are still unable to locate payment request email, please contact the Property Maintenance Department at 856-834-3364. There are no refunds for cancellations of inspections once payment is made.

This inspection requirement is in addition to the Cherry Hill Fire Department's smoke alarm inspection.
